Booking & payment
A stay is requested through the inquiry form on this site or by message, and is confirmed personally by us. A deposit of fifty percent (50%) of the total booking amount secures your dates · GCash and bank transfer are both accepted, and payment details are shared when we confirm. Nothing is charged at inquiry.
The remaining balance is due no later than seven (7) days before arrival. If the balance is not received in time, we may release the dates and treat the booking as cancelled.
Website content is informational and does not guarantee live availability; a booking exists once we have confirmed it and the deposit has been received.
Cancellations & refunds
Cancelled more than thirty (30) days before arrival: payments received are refunded in full. Cancelled between thirty (30) and seven (7) days before arrival: fifty percent (50%) of the total booking amount is refunded. Cancelled fewer than seven (7) days before arrival, and no-shows: no refund is due.
An early departure is treated as a stay taken in full · unused nights are not refunded.
We would always rather move your dates than cancel. Date changes are welcome whenever the calendar allows · ask as early as you can. Refunds are returned to the original payment method and may take a few working days to appear.
Check-in & check-out
Check-in is from 2:00 in the afternoon · check-out is by 11:00 in the morning. Late check-out is sometimes possible on request. All dates refer to local time in Siargao.
The house & your party
The house sleeps four (4) guests at most · no additional overnight guests, and no parties or events. Smoking is outside only.
Children are welcome. The loft is reached by stairs and the land around the house is still being built, so small children need supervision.
Pets are welcome too · two friendly dogs already live on the land, so please keep your pet supervised, and any damage a pet causes is treated as guest damage below.
The land & utilities
The Sanctuary runs on its own systems: water is drawn from a solar-powered deep well, the house is on a septic tank (nothing is flushed · the bin beside the toilet is there for everything), and wifi is by Starlink. These systems are reliable but not municipal · water pressure and power can pause briefly, and this is part of staying on land that keeps itself.
Parts of the land are still under construction. Marked areas are to be kept clear.
Cameras
For everyone’s safety there are CCTV cameras outside the house · at the gate, the path and the grounds. There are none inside the house.
Damage & conduct
Guests are responsible for damage, breakage, loss or excessive cleaning caused by the guest, their party or their pet during the stay. Where damage occurs, the amount is reasonably assessed and billed to the guest.
We reserve the right to refuse, shorten or end a stay without refund where guests seriously breach these terms, exceed the occupancy limit, or use the house in a way that puts the property, the caretaker or the land at risk.
